Maintenance
Purchase of Misc Maintenance Items
- Purchase all supplies that will be necessary to maintain and operate the Property properly, review all bills received for services and supplies in connection with maintaining and operating the Property.
Monthly Inspections.
- Make visual monthly inspections of the Property
Maintenance, Service Contracts & Repairs
- Establish service contracts for the repair and operation of the property such as contracts for electricity, gas, water, trash hauling, appliance maintenance, snow removal (if required) and pest control.
Timely Response
- Respond back and contact the tenants within 24 hours of the request.
Financial
Rent Payments & Collection
- Collect and deposit all payments made to owner
- When delinquency and legal collection efforts are necessary, the Campus Oaks property manager will enforce the owner’s rights as stated in the owner’s lease. The owner is responsible for all of the attorney fees and for all other collection enforcement fees.
Banking – Cash Reserve
- The Campus Oaks property manager will designate a bank account for expense reserve funds to be held. Each property will have its own/unique account and will not be co-mingled with other funds. The Campus Oaks property manager will use this account to process any expenses, and a monthly statement will be provided to the owner.
Fees Payable to the property manager
- 8% of the monthly gross amount of money received from the operation of the Property.
Operating Statement
- Provide monthly expense statement
Marketing
Advertising Expenses
- Arrange and process Daily Illini and website advertisement. The owner pays for all expenses.
File and Records
- Maintain accurate and detailed records on behalf of the owner.
Compliance with laws and agreements
- Will be managed in compliance with all applicable laws, regulation, permits, licenses, ordinances and restrictions. Owner is responsible for all attorney fees related to such compliance with all laws, regulations, permits, ordinances and restrictions.
